What many homeowners don’t realize is that a licensed civil engineer must prepare these plans, which typically adds about $3,500 to the cost of a standard lot remodel. Additional engineering may be required to install footing drains tied into public systems or to create private drywells if your street lacks existing stormwater infrastructure.
Beyond the added cost, there’s also time to factor in. Preparing the TESC plan and going through city review based on our experience usually adds about three weeks minimum to the schedule. These requirements apply to almost all projects involving ground disturbance, whether it’s a new home build or a small addition. These regulations and constraints are in effect from October 1 through April 30.
